If you are putting up single-family homes, filling out a small subdivision, finishing units in a multifamily building, or taking a property back to studs, the painting is a scheduled trade with a predecessor and a successor. We work it that way.

SCOPE ON A NEW BUILD
What the work covers.

Interior
Primer on new board, finish coats on walls and ceilings, and trim, doors and casings cut in or sprayed depending on the spec and where the schedule is.

Exterior
Stucco, block, siding, soffit and fascia, with the preparation each substrate actually needs rather than one approach applied to all of them.

Repairs before finish
Nail pops, dings from other trades, open seams and texture that does not match, made good after the trades ahead of us have been through.

Punch and touch-up
The punch-list pass and the final touch-up are part of the scope, agreed up front, not a favor asked for at the end.
SEQUENCING
We know where we sit
in the schedule.
Paint goes in behind drywall, electrical and mechanical rough-in, and ahead of flooring, final fixtures and appliances. Coming in early means working around other trades; coming in late means holding up everyone behind us. Tell us where the schedule actually is rather than where it was supposed to be, and the dates get set from that.

The line items that normally appear on a new-construction bid. Tell us which of them sit in our scope and which another trade is carrying, and the number comes back cleaner.

Interior painting
Walls, ceilings, closets and hallways. A whole property, a few rooms, or a single wall in a new color — with the surfaces prepared properly before any paint goes on.

Stucco, block, siding, soffits, fascia and exterior trim. Florida sun and summer rain are hard on a finish, so surface condition and preparation decide how long the result holds up.

Trim, doors & baseboards
Baseboards, casings, crown molding, interior doors and closet doors. The detail work that makes a paint job look finished rather than rolled.

Drywall repair & texture matching
Holes, cracks, damaged board and open seams, patched and textured to match the surrounding surface before painting.

Production work is
already what we do.
Since 2021 a large part of our work has been apartment turns — the same unit layout, the same finish, to the same standard, on somebody else’s deadline. Multifamily and repeat-plan new construction asks for exactly that: consistency across units and a crew that does not need the spec re-explained on unit eleven.

The more of this you send, the closer the first number will be and the fewer rounds it takes.
- Plans, elevations or a finish schedule
- Home, unit or door count, and square footage if you have it
- The paint spec, or a note that you want us to propose one
- Who is supplying material
- Where the project is and the dates you are working toward
- Interior, exterior or both, and whether punch is in scope

Are you insured?
Yes — Fancys Painting Services LLC is fully insured. Ask and we can provide a certificate of insurance.
Do you bid from plans?
Yes. Send plans or a finish schedule with the counts and we will work from those. A walk of the site helps on renovation work, where the drawings and the building rarely agree.
Can you take more than one unit at a time?
Yes. Say how many and over what period, and the scheduling gets built around that rather than treating each unit as a separate job.
Who supplies the paint?
Either way works. Some builders supply the spec’d product, some ask us to source it. Tell us which when you send the project, because it changes the number.
Do you handle punch and touch-up?
Yes, when it is written into the scope. We would rather price the punch pass up front than argue about it at the end of the job.
What is your lead time?
It depends on size and where it falls against what is already booked. Send the dates you are working toward and you will get a straight answer about whether they are workable.
Do you work from a spec?
Yes. Give us the product, the system and the number of coats and we will price that. Without a spec we will propose one for the substrate and the exposure, and you can accept or change it.
