HOUSE PAINTING — CENTRAL FLORIDA
Painting for the house
you actually live in.
Interiors, exteriors, cabinets, trim and the repairs that come before any of it. The work gets planned around how your house is used, not the other way round.

WHAT WE DO
What we paint in a home
Whole houses, single rooms and everything between. Preparation and product are chosen for the surface in front of us, which is why two jobs that look alike can be quoted differently.
-
Interior painting
Walls, ceilings, closets and hallways. A whole property, a few rooms, or a single wall in a new color — with the surfaces prepared properly before any paint goes on.

Exterior painting
Stucco, block, siding, soffits, fascia and exterior trim. Florida sun and summer rain are hard on a finish, so surface condition and preparation decide how long the result holds up.
Get an Estimate -
Cabinet painting & refinishing
Kitchen and bathroom cabinetry, doors and drawer fronts. Cabinets take far more preparation than walls — degreasing, sanding and the right product for a surface that gets touched every day.
Get an Estimate -
Trim, doors & baseboards
Baseboards, casings, crown molding, interior doors and closet doors. The detail work that makes a paint job look finished rather than rolled.
Get an Estimate -
Ceilings & accent walls
Flat ceilings, knockdown and orange peel texture, and single walls picked out in a different color or finish.
Get an Estimate -
Drywall repair & texture matching
Holes, cracks, damaged board and open seams, patched and textured to match the surrounding surface before painting.
Get an Estimate -
Decks, fences & exterior wood
Cleaning, preparation and a stain, sealer or paint for decks, railings, fences, pergolas and gates.
Get an Estimate -
Siding & soffit painting
Vinyl, hardboard, fiber cement and aluminum siding, plus soffits and fascia, cleaned and coated with a product suited to the material.
Get an Estimate -
Wallpaper removal & wall prep
Stripping old paper, removing adhesive, skimming and sealing the wall so the new paint has a sound surface to sit on.
Get an Estimate -
Pressure washing
Driveways, walkways, patios, pool decks, siding and fences. On its own, or as the first step before exterior painting.
Get an Estimate -
Move-out & property cleaning
Cleaning for empty homes and units, post-construction clean-up, and property cleaning between uses.
Get an Estimate -
Property maintenance
Small repairs and upkeep that come up alongside the paint — the whole list of small things rather than a single job.

WORKING IN AN OCCUPIED HOME
You still have to live here
while we work.
Most of our interior work happens in houses that are fully furnished and fully occupied. That changes how a job is planned — which rooms come first, where everything goes, and what the place looks like when we leave for the day.
-
Protection goes down first
Furniture moved clear and covered, floors and fixtures protected, switch plates off and edges masked before a lid comes off a can.
-
A house you can still use
We agree which rooms are in play each day, so you are not shut out of your own kitchen for a week.
-
Repair work makes dust
Sanding patches and matching texture is dusty. The area gets contained, and clean-up happens at the end of each day rather than at the end of the job.
-
Pets, kids and parking
Tell us about gates, nap times, a dog that bolts, and where a vehicle can sit. All of it is easier to plan around than to fix afterwards.
COLOR & FINISH
Sheen decides as much as color.
Color gets all the attention, but the finish is what you live with. This is roughly how it breaks down, and we will go through it for your rooms before anything is ordered.
-
Flat & matte
Hides a wall’s imperfections better than anything else and is the hardest to wipe clean. Usually ceilings and low-traffic rooms.
-
Eggshell & satin
The normal choice for living areas and bedrooms. Enough sheen to take a wipe, not so much that every roller mark shows.
-
Semi-gloss & gloss
Trim, doors, kitchens and bathrooms. Stands up to cleaning and moisture, and shows every flaw underneath, so the prep has to be right.
-
Test it on your own wall
Put a sample where it will actually live and look at it in the morning and again at night. Florida light moves a long way between the two.

HOMEOWNER QUESTIONS
What people ask
before the first day.
Don’t see your question here?Call and ask (407) 770-3916
Do I need to be home while you work?
No, but someone should be there at the start of the first day to walk through the scope and agree on access. After that it is up to you.
How long will my house be out of action?
It depends on the number of rooms, the condition of the surfaces and how much repair work is involved. We give you a plan for the rooms before starting, and we work in sequence so the whole house is never unusable at once.
Do you move the furniture?
We move what can be moved safely and cover the rest. Very heavy, fragile or valuable items are better moved by you or left where they are, and we will say so when we look at the room.
What about the smell?
Most interior work now uses low-odour, low-VOC products, and we ventilate as we go. If anyone in the house is sensitive to it, say so when you inquire so the product choice accounts for it.
Can you paint just one room?
Yes. A single room, a hallway, one accent wall or a set of doors are all normal jobs.
Do you repair the wall before painting?
Damaged drywall, cracks and mismatched texture are assessed first and written into the scope. Paint over a bad surface and the surface is what you will see.
What do you need from me before the first day?
Clear what you want kept out of the way, tell us about pets and parking, and have your colors settled or ask us to go through them with you.
LET’S TALK
Tell us about the house.
A room, a whole interior, the outside, or the repairs first. Describe it and we will come back with the scope.
