APARTMENT TURNS & MAKE-READY — CENTRAL FLORIDA

Units ready for
the next resident.

Turn painting, make-ready repairs and the recurring work a property needs through the year — for one vacancy or a block of them.

  • Fully insured

WHAT A TURN USUALLY COVERS

More than a coat of paint.

What a unit needs between residents varies, which is why the scope gets set per unit rather than quoted as a flat package. These are the pieces that normally come up.

  • Walls, ceilings and trim

A full repaint or targeted touch-ups, depending on the condition the unit came back in.

  • Drywall and texture

Anchor holes, dings, corner damage and water marks patched and textured to match before paint.

  • Doors, frames and closets

The surfaces that take the most wear and show it first on a showing.

  • Cleaning

Move-out and post-work cleaning so the unit is ready to show rather than ready to clean.

WHAT WE DO

Everything that goes
into a turn.

Paint is the core of it, but a unit rarely needs only paint. These are the services a property asks us for most often — separately, or gathered into one scope so there is one number and one schedule.

  • Interior painting

Walls, ceilings, closets and hallways. A whole property, a few rooms, or a single wall in a new color — with the surfaces prepared properly before any paint goes on.

  • Exterior painting

Stucco, block, siding, soffits, fascia and exterior trim. Florida sun and summer rain are hard on a finish, so surface condition and preparation decide how long the result holds up.

  • Cabinet painting & refinishing

Kitchen and bathroom cabinetry, doors and drawer fronts. Cabinets take far more preparation than walls — degreasing, sanding and the right product for a surface that gets touched every day.

  • Trim, doors & baseboards

Baseboards, casings, crown molding, interior doors and closet doors. The detail work that makes a paint job look finished rather than rolled.

  • Ceilings & accent walls

Flat ceilings, knockdown and orange peel texture, and single walls picked out in a different color or finish.

  • Drywall repair & texture matching

Holes, cracks, damaged board and open seams, patched and textured to match the surrounding surface before painting.

  • Wallpaper removal & wall prep

Stripping old paper, removing adhesive, skimming and sealing the wall so the new paint has a sound surface to sit on.

  • Pressure washing

Driveways, walkways, patios, pool decks, siding and fences. On its own, or as the first step before exterior painting.

  • Apartment turns & make-ready

Full unit repaints and touch-ups between residents, with the drywall, texture and cleaning that go with getting a unit ready to show.

  • Move-out & property cleaning

Cleaning for empty homes and units, post-construction clean-up, and property cleaning between uses.

  • Property maintenance

Small repairs and upkeep that come up alongside the paint — the whole list of small things rather than a single job.

Tell us about the surface and the result you want, even if the job isn’t listed here. Preparation, products, materials and included services are confirmed in your estimate.

HOW IT WORKS

A clear place to start.

Every property is different. Here’s how a project usually begins.

  1. Share the details

What needs painting, where it is, whether the space is occupied, and the timeframe you have in mind.

  2. Review the scope

We go through preparation, repairs, materials, colors and exactly what the estimate covers.

  3. Confirm the schedule

Dates and project details are agreed before the work is booked.

  4. Walk the finished work

We complete the agreed scope and look over the result with you.

PROPERTY MANAGER QUESTIONS

How this usually runs.

Don’t see your question here?Call and ask (407) 770-3916

Are you insured?

Yes — Fancys Painting Services LLC is fully insured. Ask and we can provide a certificate of insurance.

Can you take a single unit?

Yes. One vacancy is a normal job, and it is usually how a working relationship starts.

Can you cover a recurring schedule?

Yes. Tell us roughly how many units come back in a typical month and over what period, and the scheduling gets planned around that instead of unit by unit.

Do you work in occupied units?

Yes, with the scope and access agreed in advance. Occupied work is planned differently from a vacant turn and takes longer for the same square footage.

How do you handle access?

Through you, and on terms you set. Please do not send entry codes or resident details in the inquiry form — those get arranged directly once the work is agreed.

Can you quote painting and cleaning together?

Yes. One scope covering paint, repairs and cleaning is usually less work for you to manage than three separate ones.

What do you need to quote a turn?

Unit size and count, whether it is vacant, the condition it came back in, and your target date. Photos help but are not required.

Your information

When you press “Send Request”, the details you entered are sent to the form service configured by the business, which passes them on to Fancys Painting. The website itself does not store them. “Copy request instead” places the text on your clipboard rather than sending it.

If you email or call us, Fancys Painting Services LLC receives the information you choose to share so we can discuss your project. Your email or telephone provider handles that communication under its own policies.

This website remembers only your language preference, saved in your browser. It uses no analytics, advertising trackers or marketing signups, and an estimate request never signs you up for anything. The hosting service may process basic request information in order to serve the page.

Please don’t include access codes, unit-entry instructions or resident details in an estimate request — we don’t need them to quote the work.

Before public launch, the owner should review the hosting and email provider’s practices, how long requests are kept, and how information requests will be handled. Questions can go to fancyspainting@gmail.com.
